Site Selection Engineer

Location: San Francisco, CA (Required 5 days/week) Reports To: Sr. Manager, Site Selection

Position Overview

Crusoe is seeking a Site Selection Engineer to lead the technical and commercial evaluation of our global data center expansion. This is not a traditional analyst role; you will serve as the primary bridge between our high-density GPU engineering requirements and the global colocation market. You will own the "deal lifecycle"—from initial site identification and technical due diligence to the negotiation of complex leases and Service Level Agreements (SLAs).

The ideal candidate possesses the "binary" lens required for technical engineering validation and the "artful" lens required for high-stakes commercial negotiations. You will ensure that every megawatt we lease is technically capable of supporting Blackwell-class GPU clusters and commercially structured to protect Crusoe’s long-term interests.

What You’ll Be Working On

Deal Execution & Lease Negotiation:

  • Lead Commercial Negotiations: Drive the execution of Letters of Intent (LOIs) and definitive Leases (Master Lease Agreements/Service Orders). Negotiate power ramp schedules, expansion options, termination rights, and holdover clauses.

  • SLA Development: Author and negotiate rigorous Service Level Agreements. Define critical parameters for uptime, temperature/humidity envelopes (including liquid cooling/DLC requirements), PUE guarantees, and liquidated damages for delivery delays.

  • TCO Modeling: Build comprehensive Total Cost of Ownership models that account for base rent, metered power, PUE premiums, operating expenses, and local tax abatements (e.g., Texas HB 1223).

Technical Due Diligence & Engineering Oversight:

  • Infrastructure Validation: Perform deep-dive technical due diligence on provider sites. Review one-line diagrams, P&IDs, and floor plans to verify redundancy levels (N+1/2N), fiber latency, and structural floor loading.

  • High-Density Strategy: Assess provider readiness for high-density GPU deployments (50kW–1,000kW+ per rack), including cooling loop capacities, water availability for RDHx/DLC, and power busway limits.

  • Schedule & Risk Analysis: Audit provider construction schedules and commissioning plans (L1–L5). Identify potential "hard-down" risks and supply chain bottlenecks that could impact RFS (Ready for Service) dates.

Strategic Site Selection:

  • Market Intelligence: Identify and track global capacity "pockets" with low-cost/renewable energy access and optimal fiber connectivity.

  • Cross-Functional Leadership: Partner with Legal, Construction, Cloud TPMs, and Finance to ensure site selections align with Crusoe’s rapidly evolving product roadmap.

What You’ll Bring to the Team

  • Experience: 3–7 years in Data Center Site Selection, Infrastructure Strategy, or Data Center Engineering/Development.

  • Technical Literacy: Ability to interpret electrical/mechanical engineering drawings and translate technical constraints into commercial lease protections.

  • Negotiation Grit: Proven track record of redlining SLAs and negotiating business terms with Tier-1 colocation providers (Equinix, Digital Realty, Vantage, etc.).

  • Financial Mastery: Advanced financial modeling skills in Excel; ability to structure complex "buy vs. lease" and "CAPEX vs. OPEX" scenarios.

  • Market Knowledge: Deep understanding of data center power structures (Gross vs. NNN), utility interconnection processes, and regional tax incentive programs.

  • Education: Bachelor’s degree in Engineering (Electrical/Mechanical), Finance, or Real Estate.

Compensation Range

Compensation will be paid in the range of up to $155,000 -$188,000 + Bonus. Restricted Stock Units are included in all offers. Compensation to be determined by the applicants knowledge, education, and abilities, as well as internal equity and alignment with market data.
