Job description

Summary

Thrive Communities is a multifamily property management organization focused on localized, property-specific community management. The Product Insights & Optimization Analyst will analyze property, leasing, resident, marketing, operational, and financial data to identify performance improvements, develop reporting and dashboards, and support data-driven decisions across the organization.

Responsibilities

  • Measure important performance indicators such as occupancy, leasing, renewals, resident satisfaction, marketing effectiveness and operations success
  • Identifying patterns, performance shortcomings and improvement opportunities
  • Prepare frequent management reporting, dashboards and analytical summaries
  • Analyze your lease and occupancy data to understand what is driving performance in the neighborhood
  • Evaluate marketing and lead generation performance to find possibilities for improvement
  • Review resident feedback and engagement data for common concerns or service opportunities
  • Evaluate property management KPIs including pricing, leasing activity, renewal rates and other related factors
  • Understand major operational trends and monitor community performance
  • Conduct ad hoc analysis to address commercial and operational concerns
  • Simplify difficult data to the non IT specialist
  • Support property performance enhancement initiatives and resident experience
  • Determine the effect of changes in procedures, marketing, leasing or operations
  • Help leadership define suitable performance criteria and KPIs
  • Comply with necessary requirements of analysis documentation and reporting
  • Partner with Property Managers, Regionals, Marketing, Leasing, Finance and Senior Leadership
  • Identify opportunities to improve reporting, data integrity and analytics processes
  • Analyze and monitor the results of operational enhancements
  • Use company and resident data in compliance with appropriate privacy and security standards
  • Provide a safe and secure remote employment environment
  • Work individually and with groups of property and business organizations
  • Attend online meetings and presentations
  • Confidential corporate, resident, financial and property information
  • Meet deadlines, reporting timescales
  • Employ appropriate communication techniques with interested parties in a number of situations
  • Comply with appropriate Thrive Communities technology, security, privacy and workplace standards

Skills

  • Bachelor's degree in Business Analytics, Business Administration, Economics, Statistics, Finance or Marketing or equivalent experience accepted
  • Experience in business analytics, operational analytics, product insights, property analytics or similar analytical functions
  • Strong analytical and problem solving skills
  • Advanced Excel or spreadsheet skills
  • Qualitative, Quantitative Skills
  • Excellent verbal and written communication abilities
  • Ability to communicate analytic results clearly to non-technical audience
  • Can juggle several assignments and work under pressure
  • Ability to operate independently and on a geographically dispersed team
  • Experience analyzing performance at the occupancy, lease, renewal, resident or property level
  • Experience with BI systems or data presentation
  • SQL or other data querying skills
  • Experience with CRM, property management, leasing or marketing softwares
  • Experience with executive dashboards and performance reporting
  • A/B testing and forecasting methodologies, benchmarking or optimization
  • Data analytics BI Product & Operations Insights
